Beginning in August 2010, people registering for the Pre-Licensing Education course must take the Introduction to a Career in Real Estate course offered by NBCC prior to registering. While a career in real estate demands dedication and hard work, it also offers excellent opportunities for personal growth and financial success and allows the flexibility to set your own pace. In residential real estate, helping people buy and sell homes is one of the most important and basic services you will perform. The real estate salespersons' expertise facilitates the transaction, saving clients time and money and avoiding problems. A residential real estate agent must be able to help the client differentiate between their needs and wants. Salespeople need a clear understanding of different forms of leasehold and freehold ownership and be prepared to explain the advantages or disadvantages of each. Buying and selling homes is one of the most basic services performed. Knowledge of neighborhoods, schools, tax rates, mortgage options, restrictive covenants, etc. are all tools that help facilitate transactions and save some clients time and money. Commercial real estate specialists typically focus on income-producing properties, such as apartment and office buildings, retail stores and warehouses, shopping centers and industrial parks. To understand and explain why these properties are good investments, commercial specialists must be knowledgeable about growth possibilities in the area, current income tax regulations and purchasing arrangements that give the buyer the best possible return on investment. Entry into the real estate profession requires preparation and training. Future REALTORS® must attend pre-licensing courses and pass standardized examinations in order to qualify for a real estate license. Furthermore, REALTORS® must attend regular continuing professional education programs to keep their knowledge base current and stay on top of developments in the field.
